Before you book.

The questions guests ask us most, answered properly. If yours is not here, message us on WhatsApp — we would rather you asked than guessed.

Booking & payment

How do I book a stay?

Send us your dates through the enquiry form on the contact page, or message us on WhatsApp. We check availability and reply, usually the same day. Your dates are only held once we have confirmed the booking with you — an enquiry on its own does not reserve the room.

What does it cost?

The 6 Pax Room is LKR 5,000 per night and the whole house is LKR 18,000 per night. Rates on the site are a guide; the rate for your stay is the one we confirm in writing when we accept your booking, and it can vary with season, group size and how long you stay.

Do you take a deposit, and what if I need to cancel?

We ask for an advance payment to hold your dates. Cancel more than three days before arrival and it is refunded in full. If you booked through Booking.com or Airbnb, that platform’s cancellation policy applies instead of ours.

How can I pay?

Cash in rupees on arrival, bank transfer, card, or a mobile payment app — whichever suits you. We confirm the details with you when we take the booking.

Can we take the whole house?

Yes, and it is the option most groups choose. The whole house is four bedrooms, eight beds and two bathrooms, plus the kitchen, living area and both mountain-view balconies entirely to yourselves, at LKR 18,000 per night.

Arriving & the house

What are your check-in and check-out times?

Check-in is 3 PM to 9 PM and check-out is before 11 AM. We meet you and check you in ourselves, so please tell us roughly when you expect to arrive. If you need to arrive earlier or leave later, just ask — we will do our best, though we cannot promise it when the room is booked either side of you.

Is there parking?

Yes, free indoor and outdoor parking on our own grounds at no extra cost, and there is an EV charging station. If you are travelling with a driver, there is a free drivers’ room for them.

Are the bathrooms shared?

The house has two bathrooms. If you are booking the 6 Pax Room you share them with other guests, so a little consideration during busy mornings and evenings goes a long way. Book the whole house and both bathrooms are yours alone.

Are there any house rules?

Very few. Quiet hours are 11 PM to 6 AM out of consideration for other guests and our neighbours, we ask that you stick to the number of guests we confirmed, and that you treat the house and garden with care. That is really it.

Food & the kitchen

Is breakfast included?

Meals are not included in the rate, but we are happy to cook for you. We serve Sri Lankan home cooking — rice and curry, hoppers and the like — and we simply ask that you order a day ahead so we can shop for it. Tell us when you book, or once you have arrived, and we will agree the price with you then.

Can we cook for ourselves?

Please do. The kitchen is fully equipped and free to use — gas stove, fridge, microwave, rice maker, blender, kettle and the usual cooking basics. All we ask is that you clean the equipment before and after you use it.

Is there a BBQ?

Yes, and it is free to use, grill and utensils included. Fire it up in the garden and eat outside — on a clear Nuwara Eliya evening it is the best seat in the house.

Practical things

What about WiFi, heating and hot water?

Free WiFi throughout, hot water in the bathrooms, and both heating and air conditioning in the rooms — Nuwara Eliya nights get genuinely cold, so the heating matters more than you would expect. There is also a washer, a dryer and a drying rack if you are travelling for a while.

Can we bring our pets?

Yes, pets are welcome, but please arrange it with us before you arrive rather than turning up with them. That way we can make sure the room and the other guests suit having them around.

How do we get there, and what is nearby?

We are at Mipilimana, about ten minutes from Nuwara Eliya town. Most guests arrive in their own vehicle or by taxi, and park free on site — we do not run a pickup service, so it is worth arranging your transport before you travel. Once you are here, Gregory Lake and the town are around ten minutes away, Pedro Tea Estate about fifteen, and Hakgala Botanical Garden about twenty.
